Construction
The promoters will monitor construction activities to ensure that a minimum
level of quality and standard is maintained for the village. The promoters
will construct houses for sale and also construct houses for plot owners.
However, plot owners will be free to use services of their own contractors
except that such contractors will need to be approved by promoters prior to
commencement of construction. The promoters will have some house designs for
the village. However, plot owners can use their own designs as long as the
designs are approved by the promoters. All plot owners will be allowed a
maximum of three (3) years in which to complete house construction.
Construction can only commence after payment of full purchase price
Amalgamation and Sub-Dividing
Prospective buyers are free to buy as many plots as they wish. However,
amalgamating and or sub-dividing of the individual plots is not allowed.
Amenities
A good proportion of the village has been set aside for social amenities
such as schools, places of worship, business premises, markets, medical
centres, bus stops, parks and recreation areas.
Security
As the area develops and expands, it is the intention of promoters to invite
the Zambia Police Service to put up a community police station within the
area for security reasons.
Services
The plot prices above include roads,
cadastral surveys, etc, the plot prices do not include water, sewerage and
electricity services. Charges for water, sewerage and electricity supply
have to be paid directly to the service providers, ( Service charges) like
the Council, ZESCO, etc as per standard practice.
Telecommunication
The are is well serviced by all the mobile phone providers. It is envisaged
that land lines will be provided by ZAMTEL when and if it makes business
sense subject to their own business priorities.
Finance for Purchase of Plots/Buildings
Promoters do not give mortgages or loans. Prospective buyers are therefore
expected to raise finances on their own through their employers, personal
savings, loans from commercial banks or indeed a mortgage from building
